How to Apply
APPLICATIONS ARE NOT ACCEPTED ON A FIRST COME, FIRST SERVED BASIS. O.C.G.A §10-6A-6 requires brokers to present ALL offers to lease to the landlord/owner. The landlord/owner reserves the right to accept the best offer based on economic considerations. These considerations include, but are not limited to, the move-in date of the applicant, the rental rate offered by the applicant, any concessions requested by the applicant, and the creditworthiness of the applicant.
**No application will be processed or accepted if applicant does not physically tour the property.**
Step 1: Rental application form (We only accept GAR form )
After you have physically toured and decided on your home of choice, you can email to: [email protected] to request the APPLICATION FORM (GAR FORM) Each person age 18 and above who will reside in the home on a full or part time basis must fill out an application. We do not process applications IF RENTAL APPLICATION FORM IS NOT COMPLETED AND ALL required documents have not been submitted. We do not accept online application and requests without contacting our leasing officers.
Step 2: Credit/Background check by TransUnion
MySmartMove.com/TransUnion is used when someone is interested in applying to rent a property. Once the application form and other documents required been received, the applicants will receive a link from TransUnion via email to the address provided on the application form. Follow the instruction by clicking the link receive and pay the processing fee to TransUnion. ($43 per person, it's non-refundable)
Step 3: Required documents and fees
1). Scanned Copy of photo ID
2). Most recent 2 month pay stub copies and bank statements.
3). Verification letter from employer
4). Verification letter from previous landlord
Fees
Each applicant is responsible for $43.00 fee non-refundable paid to TransUnion directly. This will not guarantee acceptance of rental application.
*Admin fee of $195.00 will be due once the application has been approved and lease signed by all parties, Payable to Vistaray USA Inc. This admin fee shall be refundable if lease is cancelled by owner.
Step 4: Pay the Reservation Fee
Approval time depends on responses from work and landlord preferences. Notify your company and your landlord that we will be contacting them. Once your application has been approved you will have 48 hours to provide the Reservation fee, equal to one month’s rent, via cashiers check or money orders. This is not a security deposit, which shall be due at move-in. The Reservation Fee is nonrefundable if you’ve been approved. It covers the first month’s rent. Notice: Unless agreed to otherwise in writing, the Property remains on the market until a lease is signed and Landlord may continue to show the Property to other prospective tenants and accept other offers. If another offer is accepted your reservation fee shall be refunded.

- By submitting application, applicant initiates the release of his or her credit and criminal record information to the landlord through MySmartMove.com/TransUnion. By declining, he or she cancels the rental application.
- Once applicant complete the process with TransUnion, the Listing broker/landlord will receive a copy of report including credit history, criminal records, eviction records, etc.
- If the application is declined, applicant may request a formal denial letter via email to: [email protected]
